Cockroaches traveling through vertical plumbing shafts, subterranean termites chewing structural door frames, and mosquitoes breeding in basement sumps can turn luxury high-rises into health hazards. Here is how committees plan proactive annual pest management.
Essential Focus Areas for Society Pest Control AMCs
An effective pest control contract must target the key breeding epicenters of the complex:
- Vertical Drainage & Plumbing Shafts: Cockroaches breed inside dark, damp vertical shafts and crawl into flats via pipe penetrations. Require bi-monthly odorless insecticidal gel baiting and pyrethrum spray inside shaft doors.
- Stormwater Drains & Basements: Thermal fogging and synthetic pyrethroid larviciding during dusk hours every 15 days to eradicate adult mosquitoes and break the dengue/chikungunya breeding cycle.
- Garbage Collection Centers & OWC Rooms: Heavy-duty rodent bait stations and tamper-proof bait boxes to prevent rats from chewing electrical cabling and optical fiber lines.
- Subterranean Termite Treatment: Chemical soil treatment along the building perimeter foundation.
Common questions
Is thermal fogging harmful to children and pets?
Modern thermal fogging utilizes diesel-diluted synthetic pyrethroids (such as Deltamethrin) that are safe for humans once dispersed, but residents should keep balcony doors closed for 30 minutes following fogging.
