A disclosure before anything else
DGate makes one of the products on this page. You should read everything below with that in mind, and you should read the equivalent pages published by MyGate, NoBroker and ADDA with the same scepticism, because they are also selling.
What we have tried to do here is describe what each product is built around rather than score them. Feature checklists in this category are close to useless — everyone has visitor management, everyone has notices, everyone has complaints. The differences that matter are architectural and commercial, and they show up six months in, not during the demo.
We have deliberately not published competitors' prices. They change, they are negotiated, and quoting them is how comparison pages end up wrong. Ask each vendor for a quote against your exact flat count on the same day and compare those.
The five you will actually shortlist
There are dozens of society apps in India. In practice most committees end up choosing between these, plus whatever their builder or facility management company already has a contract with.

The question that actually splits the market
Do you need a full finance ERP (statutory books, GST-ready reporting, a CA-signed audit in the same product), or operational maintenance billing plus the gate?
If the pain is an audit your chartered accountant signs, GST returns, and a complete society ERP with amenities and portfolio analytics, MyGate, ADDA or NoBrokerHood are the right conversations. DGate does not pretend to be that ERP.
If the pain is dues that are not collected, a ledger per flat, cash at the office plus UPI, plus a working gate — that operational layer ships inside DGate’s one society subscription. What to test in every demo, regardless of vendor
Committees tend to evaluate on the resident app, which is the part that demos best and matters least. The failures happen at the gate and in the back office. Ask for these specifically, and ask to see them rather than be told about them.
- The guard flow on a cheap Android phone, not a tablet on office wifi — this is the device your gate will actually have
- A walk-in from arrival to approval, timed. If it takes more than about fifteen seconds, your gate will queue at 8am
- Recurring staff: can one maid be attached to four flats, with a validity window, or is she re-registered daily?
- Material moving out — furniture, scrap, contractor equipment. Many systems have no pass type for this at all
- A real export of entry history, downloaded during the demo, not a dashboard screenshot
- What happens at committee handover: can admin rights be transferred without the vendor's help?
- Data portability on exit. Ask directly what you get if you leave, and whether anyone has actually done it
How to read pricing in this category
Almost everyone prices per flat per month, which makes headline numbers look comparable when they are not. Three things distort the comparison.
First, what is included at the quoted rate versus what is an add-on — accounting modules, payment gateway charges, extra guard licences, or hardware are often separate. Second, the contract term: an attractive per-flat rate is frequently a two or three year commitment. Third, onboarding and data migration, which can be free, charged once, or quietly enormous if you are moving a thousand flats of history off another ERP.
The practical move is to ask every vendor for a one-year and a three-year total for your exact flat count, including onboarding, and compare those two numbers instead of the per-flat rate.
A reasonable way to decide
Write down the three things that are actually going wrong in your society right now. Not a feature wishlist — the three complaints that come up in every committee meeting.
If they are about a CA-signed audit and GST returns, shortlist the ERPs. If they are about who got let in and who still owes this month’s maintenance, shortlist tools that include both gate and operational dues — DGate is built for that pair, in one plan. Then run two demos, not five. Bring a guard to one of them. The vendor whose guard flow your least confident guard can use without help is usually the right answer, because that is the person who decides whether the system is still in use next year.

There is no single best one, and any page that says otherwise is selling. Is a free society management app good enough?
For a small society that only needs a noticeboard, sometimes. Free tiers generally cut the parts that make a system trustworthy — photo storage, export, audit history and support. If you intend to rely on the entry log as evidence after an incident, check what the free plan actually retains before you commit.
How much should a society management app cost?
Most Indian platforms price per flat per month, and the market sits in a low single-digit to low double-digit rupee range depending on scope. Compare the annual total for your flat count including onboarding rather than the per-flat headline, because inclusions differ widely.
Can we switch from one society app to another?
Yes, and societies do it regularly. The friction is data: your flat and resident register moves easily, historical entry logs often do not. Ask your current vendor for an export before you sign with a new one, and ask the new vendor what they can import.
Do we need the committee's approval to change apps?
Practically, yes. It is a society-wide system that guards have to use and residents have to install, so it needs a managing committee decision and usually a resolution. Most vendors, including us, will run a demo for the full committee rather than a single member.
